TROUBLE AHEAD FOR SOME NEW HOME BUILDERS??? THEY MAY BE CHOKING ON LAND.

TROUBLE AHEAD FOR SOME NEW HOME BUILDERS???  THEY MAY BE CHOKING ON LAND.

What is that famous saying??  Underneath all is the land.  True, of course.  However, the land may be the cause of a builders downfall if that builder (or developer) has managed to acquire more land than they can develop in a reasonable amount of time. 

An excerpt from the publication "Public Builder Financials"of 2009 shows that many home builders are sitting on a New Home Salesgreat deal of land.  Unless a builder or developer is well financed or has a significant cash reserve, land holdings was one of the factors in the failure ans subsequent demise or bankruptcy reorganization for many builders in the real estate industry recession in the late 1980s through about 2004.  See full report of builder holdings. 

In my travels through the countryside in Maryland and Northern Virginia, I see signs along the highway and streets of towns advertising "LAND FOR SALE", or "LOTS FOR SALE". 

BUILDERS HAVE MANAGED TO HOLD THEIR OWN, primarily through downsizing their models and severely lowering their profit margin on home sales.  HOWEVER, land holdings are still a limiting factor in profitibility.  Some builders rarely maintain large land holdings, i.e., NVR (Ryan Homes), in my area buys lots from developers as they sell the models.  Other builders such as Brookfield appear to have large land holdings sufficient to satisfy their needs for many years at their pesent selling/building pace.  Of course, circumstances change and these reports are a snapshot.

SEE:  So the plot line typical for a home builder to work through periods of rough going-which is to shrink the balance sheet, triage land exposure, cut directs and indirect costs, roll back prices, and gut out the worst by generating barely enough cash to cover everything that's got to get paid for and hope that somebody doesn't come along and appraise the land asset at less than one thinks one can get for it-doesn't work for this downturn.  More. . . .

Land holdings by builders usually require debt service, tax payments and maintenance.  How much land a builder is "sitting on" may make the difference between a profitable year or not.

IS THE ORIGINATION "POINT" DEDUCTABLE?? YES! The IRS says so!

IS THAT ORIGINATION POINT ON YOUR HUD-1 DEDUCTIBLE?  READ THE IRS WEB SITE AND THE ANSWER IS PROBABLY YES, YES, YES.

YOU'D BE SURPRISED HOW EASY TO READ THE IRS WEB PAGE IS.    

Agents and loan officers sometimes advise buyers and sellers about the deductablity of the certain items on the HUD-1. 

For instance, home buyers often ask their real estate agent or loan officer questions about detectability of closing costs.  Sellers ask too, but not as often.  Buyers often depend on the detectability of mortgage interest to bridge the gap between renting and buying.  Clearly, the higher the income, the more valuable the tax deduction is to a home buyer.  Lenn

DON'T GIVE TAX ADVICE.  Send that buyer to the IRS web page and let them read the section on HOME MORTGAGE INTEREST AND POINTS.  However, many agents and loan officers make the mistake of telling buyers that the discount point is deductible but that the "origination fee" is NOT.  WRONG!!  

THE ORIGINATION FEE or point IS DEDICTABLE.  That's not Lenn's advice.  That's from the IRS.

Points

The term "points" is used to describe certain charges paid, or treated as paid, by a borrower to obtain a home mortgage. Points may also be called loan origination fees, maximum loan charges, loan discount, or discount points  (emphasis added).

ATTENTION HOME BUYERS!  Don't ask your real estate agents or loan officer for tax advice.  Consult your accountant or the IRS web page.  It's in plain English and very helpful. 

Let's get this matter cleared up once and for all.  A POINT IS A POINT IS A POINT.  A point is ONE PERCENT of the loan amount.  Call it a butterfly or a shark.  An Origination Fee is a POINT

Save your HUD-1.  The points, all of them, even if paid by the seller are deductable for you.  You can find that on the IRS site too. 

ARE MORTGAGE LOAN ORIGINATION FEES DEDUCTIBLE??  YES, YES, YES.

Bellingham Home Inspection (King of the House) Essential Safety

WHEN A HOME INSPECTOR STATES "THE CODE", I suspect that they are relying on those words, "the code", to avoid taking responsibility for their opinions.  Home Inspector

HOWEVER, it's important for home inspectors to be knowledgeable about "the code" where the home owner has made modifications, electrical, plumbing, structural, decking, etc. to the property. 

If we're looking at a resale home, the code isn't going to apply to conditions pre-dating a code implementation.

SAFETY FIRST would suggest that home inspectors write safety defects, electrical, structural, etc.

It's upgrades and alterations that the home inspector should question "the code" to make sure that permits were pulled for the work and that county "CODE" inspection were made.

Most home inspectors, while keeping it in the back of the mind, do not specifically call out problems as "code" issues. There are a number of reasons for this, some of which lead to numerous arguments here in the field of home inspection. While we may not cite a problem as a code violation, a decent inspector knows at least the bulk of the essential codes that involve life and safety.

A general rule is that codes are not retroactive. If they were, people would have to redesign parts of their houses every time the code cycle changed -- because the codes do change.

As a Washington State Licensed Home Inspector, the inspector is required to suggest that receptacles, as far as GFCI protection, be brought up to "modern safety guidelines" (not code but the same thing.)

Another safety issue that I see, over and over again at older homes, is a deficiency with handrail and guardrail spacing of spindles at higher decks and porches. Today, gaps should be of such a size that a 4" sphere cannot pass through. Back twenty or so years ago, builders were getting by with 6" gaps. Now things are, shall we say, tighter. This is a critical safety issue because a small child can easily pass through a 6" gap.

 

This high deck from the mid-70's has 6" spacing. If you look closely you can see that someone who was concerned about it hung wire in the gaps for additional safety.

The little things, events that happen in a real estate day to day you have no control over but that reflect on you and can make your buyer, seller not so happy, apt to jump up and down with your performance.

maine rock climbing I'm talking about the situations where a buyer and seller is not happy and the spotlight, focus comes back to you. When an real estate agent, broker, REALTOR does mess up, that is one thing.

Quickly see the error of your ways, or how you dropped the ball and crank up the attention to detail times ten on a performance less than your property listing, marketing, selling standard. But sometimes you get a call from an owner of property who is out of town, moved and when they happen to return to pick up a few more personal items in their relocation down country, it happens. They roll in to town late at night. Tired but suddenly finding a home with lights left on, door unlocked. The furnace that was turned off for the summer to conserve oil when it is not needed is running because the last guy or gal who showed it hit the red box switch on the right side of the cellar stairs when the left side switch triggers the basement lights. Furnace turned on by mistake, lights not turned off after showing and maybe jawing with the buyer in the backyard makes them forget did they lock up or not as they peel out and head to their next real estate appointment they may be late for.

We deal with all the types of people in the real estate job we all know and love. The stress involved with sellers worrying about when is my home going to sell, or buyers that need to get in to a place with a major clock ticking add to the odds of misunderstandings, short fuses, ruffled feathers. And obstacles that keep popping up, tension that builds in the marketing of property makes conditions ripe for folks getting upset. Misunderstandings and mistakes are made. Sometimes just the being between a rock and a hard place in a person's life makes them not so much fun to deal with. More apt to find them ready to fight, blame, point fingers. But we take it all in stride and realize when they are mad at the world in general or just us, sharksthe next person in the line of fire.

But when an event like a home not locked up, lights left on, furnace kicked on happens and the seller, property owner is the first one on the scene, who are they going to call, or blame? The guy or gal with the sign on the front lawn, that is supposed to be McGruff the Crime Dog. Vigilantly watching their home, their biggest single investment 24-7. The frustration over owning two homes, needing to sell one to help the seller sleep nights coupled with road weariness, late night arrival and a Goldilocks story reaction that "someone's been in my home...and it's eating me up" attitude develops.

Real estate buyers, sellers have sharp teeth.

Keep your hands in your pockets, mind your p's and q's and be ready for public relations work to calm nerves on events that happen that you take the heat for.

So is everyone going to like you, appreciate all you do when an accident in a co-broke situation happens? Or if some kid plastic cards their way in to a home out of boredom? All of it does not matter because it reflects on you the broker, real estate agent, REALTOR smack dab in the middle of the property sale. Other little events that happen in your real estate day to day that you have no control over but that reflect on you, tarnish your image to share, post here on Active Rain? Got a Maine real estate agent to call this morning, the last guy to show the place that forgot to put it back like the seller wanted it kept. Locked, lights off, and going to duct tape with note the furnace switch for the next showing. And with certain agents, you know you need to return to make sure all is well. Others in your market more responsible and these loose ends don't happen in co-broke listing situations.

FISHING IN FAIRFAX COUNTY VIRGINIA, LAKE BURKE IN BURKE VIRGINIA IS A WONDERFUL "FISHING HOLE".

POPULAR FRESH WATER FISHING AT LAKE BURKE.  With about 220 acres of lake at Lake Burke, there is room for all.  There is a type of fish for just about everyone in Lake Burke ranging from Largemouth Bass, Muskie, Walleye, Channel Catfish, Bluegill and Crappie.  Lesser known White Perch, Yellow Perch, the huge Redear Sunfish and an Blue Catfish can be caught.  Lake Burke

BURKE LAKEanglers can fish the many miles of shore or rent a boat and take to the water where the deep water can be reached.  Deeper and colder water are where you're more likely to find Muskie and Walleye.  Of course, in the hot summer of Fairfax County, don't be surprised if the Largemouth Bass have "gone deep" to water with cooler temperatures and more oxygen.  Experienced fishermen know.  Of course, the early morning is still good for shore and close in boat fishing. 

Privately owned boats with electric motors are permitted on the lake. No gasoline powered water-craft are permitted. Nominal fees are required for boat rentals, camping, carousel, train and other activities. No swimming please.

Fishing at Lake Burke

GOOD EATING, GOOD SPORT.  While we fish for Largemouth Bass for sport and return all to the water, many area fishing enthusiasts fish Burke Lake in the Spring for Crappie and keep their catch.  In the early spring, the Crappie will school and can be caught in abundance and a more delicious fish is not found in this area. 

 

WHETHER WITH WORMS, ARTIFICIALS OF ALL TYPES and my favorite, the little flies, fishing in Burke Lake is always fun. 

With miles of shoreline, anglers can take their time and work the edges for lovely feisty Bluegill.  My little "Black Gnat" fly produced about a dozen Bluegill this week in about 1/2 hour of fishing.  What could be more fun?

SKEET AND TRAP SHOOTING IN CENTREVILLE VIRGINIA.  We can't write about outdoor activities in Fairfax CountyLenn Harley without a mention of the Bull Run Skeet and Trap Center.

Often when I get to the range to shoot a few rounds of trap, I shoot alone.  There aren't too many folks who come out at 3:00 p.m.  During the weekdays when the range opens at 3:00 p.m., Tuesday through Friday, there will be a friendly group of retirees who come out during the day.  I love to shoot with them.  They are good, don't take the game too seriously and the rounds are always fun. 

Most of the skeet and trap shooters are "mature".  There are more than a few of us who identify ourselves as "the Geezer Squad".  Fine with me.  We do have shooters of all ages and level of experience.  On the weekends the squads may include beginners, ladies and youngsters.  Last weekend I shot with a young man, about 14 years old.  He's good and will get better if he continues to practice.  He's shooting for a Boy Scout Badge.  I'm sure he'll qualify.
