Homebuyer Tax Credit Deadline NOT Extended. House to approve Reid Extension Ammendment

CAREFUL WHAT YOU TELL BUYERS ABOUT THE EXTENSION OF THE TAX CREDIT. 

When I posted the announcement yesterday, it was QUALIFIED that the WH signature was required.

THAT IS NO LONGER THE CASE!

Consider the post below by Dana Allen who is obviously following this matter very carefully. 

Please, please, please do NOT convey to consumers that the deadline has been extended.  It has not YET been extended.  IT MAY NEVER BE EXTENDED.  After all, Congress has yet to fund the USDA Rural Housing program for this year and they have yet to approve the FLOOD INSURANCE legislation that is holding up so many closings.

News wires are buzzing with reports that the Senate just approved an extension of the homebuyer tax credit's June 30 closing deadline.

THESE HEADLINES ARE MISLEADING!!!

The June 30 closing deadline has not been extended...but it was accepted as an amendment to the Tax Extenders Bill. Under the amendment, borrowers who signed purchase contracts by April 30 would be given three extra months to close their loan and still qualify for the homebuyer tax credit. The new deadline would be September 30, 2010.

In a budget "point of order" vote taken this morning, the Senate actually voted against the bill that contains the homebuyer tax credit extension amendment. This forces the Senate Finance Committee, chaired by Senator Max Baucus, to rework the overall proposal before another vote is taken.

While this may be a cause of concern for borrowers who are awaiting a clear to close on their loan file, the "unanimous consent agreement" that set up the vote this morning says that any amendments accepted into the Senate Finance committee's version of the legislation would stand as long as the reworked bill is eventually approved by the Senate. Thus, the homebuyer tax credit closing deadline extension proposed by Senate Majority Leader Harry Reid would stand if the Senate agrees on the reworked version of the proposal. This only applies to the Senate. The House would still need to reconcile

Barry Owen ponders the matter of "marketing a listing".   To market or not to market.  Of course, the ultimoate marketing activity is listing the home for sale in the MLS. 

However, if there is any question about whether or not additional marketing activities or investments help sell homes, my experience is "YES, they do".

1.  IDX.  My personal condo listed in the MLS (by me) and included in the IDX produced a buyer from NYC who came to town the next weekend and purchased my condo for sale with cash. 

2.  Brokers Open. A Broker Open held on a Tuesday afternoon for a Balimore County listing was sold by one of the agents enjoying a lunch at the home.  She showed it to a buyer that evening and closed in 30 days.

3. Showing Feedback.  After showing several homes to relocating home buyers, I received a call from the listing agent seeking feedback.  We discussed the home in general and he disclosed that the home was being sold by the owner's sons, local builders and the owner was in a nursing home and they really, really wanted to sell it.  I knew what to do with that information.

4.  Open House.   I've always been a fan of Open House activity.  I've sold several homes, my own listings and listings of my agent/broker partners, at Open House. 

5.  Web Sites.  Featuring homes on web sites is a true winner.  I feature builder's models and resale homes for sale regularly on the Internet and have sold homes resulting from consumer contacts. 

6.  MLS Listing.  The most important marketing activity is, of course, the MLS listing.  Agents who make sure that the MLS Listing is comprehensive, positive and promotional with photos, descriptions, room sizes, helpful remarks, etc. will find that agent showings are the #1 way to sell a home. 

7.  Blogging.  We sold a home in Leesburg directly from a blog post about an Open House.  Understanding Google search will bring interested home buyers directly to YOU. 

The above are all examples of home sales made directly as a result of "MARKETING" home listings.

Comparing SOLD numbers and LIST PRICES between January and May is not the best idea for true market value comparison.  After all, homes closed in May of any year reflect traffic in the "spring home buying season".   But, when the results of SOLD numbers show a trend, it's worth noting and coming back in September or December for the full picture of the Northern Virginia real estate market in 2010.
