NEW HOME BUILDERS IN LOUDOUN COUNTY VIRGINIA NEED CONTRACTS AND BUYERS NEED HOMES. 

So, what's holding everyone up?  A few things come to mind.

           Prospective home buyers are unable to sell their existing home and use the equity to finance
           the purchase of a new home.  

           Prices for new homes are still high based on what home buyers are ABLE to pay.

           Builders have slashed prices to attract buyers and some of the lower priced builders are selling. 
           But, they often have requirements that drive buyers away.

HOMES IN INVENTORY AND TO-BE-BUILT ARE WAITING FOR BUYERS
There are so many homes from which to choose in Ashburn, Purcellville, Lovettsville, Leesburg.   Builders have lowered their prices by as much as 5-10%.  However, 2007 is not the usual new home market in Loudoun County Virginia.  In what has always been a busy buying season for new home builders, there are few serious home buyers visiting model homes and even fewer signing contracts.  Further, for move-up buyers, selling their existing home in this slow market for homes in Loudoun County makes it harder to capture the equity needed to buy that beautiful new home.

Those five years from 2001 to 2005 were tough on real estate agents who sell new homes.  Many builders reduced or eliminated the Broker Fee.  The registration process was not encouraged.  It was hard.  For agents who specialize in new homes in Loudoun County in 2007, things are a LOT different.  Builders representatives greet agents with a smile.  Gladly take registrations.  Gladly provide those lovely brochures.  It's a buyer's agent's dream.  Except that many buyers don't realize that working with a buyer's agent doesn't cost them anything and our experience just may help them make wise choices.  Non-contingent buyers are welcomed with big smiles.

As a Buyers Agent who specializes in and loves selling new homes, I haunt the builders in my areas of expertise almost daily looking for price reductions, incentives, closing cost help, builders who are willing to negotiate a bit.  They don't have to negotiate much, but in a buyer's market, give the buyer the comfort that they made a good buy. 

It's not always easy.  One of my buyers passed on a builder two weeks ago because the builder wouldn't agree to delay closing until January of 2008.  The buyer's family would arrive from Europe at that time and he was not going to settle on his home until his family was here.  The builder lost the sale because they wouldn't settle in January rather than December.  I know that the builder has had a dearth of sales in this particular community since opening over a year ago.  Well, they just lost another one.  I DID sell my buyer a new home, priced $100,000 higher TO SETTLE IN JANUARY of 2008.  I found a builder that would cooperate with my buyer's delivery needs.
