SPOTTED IN LOVETTSVILLE , VIRGINIA - AN AUCTION SIGN

WHY, WHY, WHY would a home go to foreclosure in Lovettsville?  Well, the history of the home might give a clue.  This home was purchased in about August or September of 2004.  The contract price was $330,000
and the new home closed in Feburary 2005.  So, the buyer got the builders price in the end of 2004 and took possession in early 2005. 

Here's where it gets interesting.  In September 2005, the owner listed the house for sale for a list price of - - - - DRUM ROLL, PLEASE - - $599,900.  So, the owner believed that a home he purchased in September 2004 for $330,000 was worth $599,900 in September 2005.  Where did the owner get the idea that the home had increased 82% in value in 12 months????

WE REALLY NEED TO SELL THIS HOUSE
By September 2005, when the house was listed, the market had stalled.  In fact, in this area, it really started to stall in about August of 2005.  If the seller had a chance to review a CMA for the property, he would have found prices for the same square feet, amenities, lot size, etc. of $540,000, $550,000, $395,000, $503,000 and $520,000.  The builder was still actively selling and building in this community.  The original listing says "Priced below market". 

A popular style, the home has 2,680 Square Feet, 4 BR, 2 1/2 Bath model plus a full finished basement.   Prices in the community are about $160 a square foot on lots of about 8.000.

The home was initially priced at:
$599,900 in September 2005 and went to
$555,000 and went to
$475,000 and went to
$418,975, the present list price listed by the mortgage company. 

Another home for sale in the community with the same square feet is listed for $415,000.  In fact, the builder is still selling and building in the community.  In fact, the builder's base price for the model that has been foreclosed is $409,900.  Oh, and the builder is offering about $30,000 or more in incentives.  

Since this home is now owned by the mortgage company, it's doubtful that this is a true auction.  It would be even more surprising if it were an "absolute" auction.  Auctions are used in this area as a marketing technique.  If it is, in fact, a true absolute auction, someone could get a good buy.  The market will recover in Loudoun County.  We don't know when, but it will recover. 

RESALE HOMES ARE STILL PRICED TOO HIGH  Loudoun County has virtually no unemployment.  Business is booming.  We're building new public schools.  We're building new shopping facilities.  We'd like to build more new homes.  Goodness knows the builders are offering attractive prices and incentives.  However, buyers are reluctant to buy.  They don't understand that there a good opportunities for new home buyers in Western Loudoun County.  Resales?  Not now.  They would sell, but the owners just can't read the tea leaves.  Neither can their agents.  If I had a buyer for this home size home in this community, I would encourage them to buy new.  It will be interesting to see what this foreclosure finally sells for. 

NEW HOMES OFFER THE BEST VALUE IN LOUDOUN COUNTY, VIRGINIA.  Today I sold a new home in the same area of Western Loudoun County that priced out at $820,000 and my buyers got it for $695,000.  New home builders are offering wonderful incentives and the homes are priced right.  My buyers price is about $157 per square foot on a 2.5 acre lot.  Resale homes of similar size and amenities are selling for about $220 per square foot.
