Today I found a jewel among the plain old beads I read on ActiveRain. 

Writing about - actually, I'm never really quite sure about what, I noticed the sentence below that exhibited a standard of service that warmed my heart. .

  • "We will chat about my situational Santa ethics later. The fact of the matter is I was supposed to be on vacation with the family, but a closing (his closing) got screwed up because of an illegible fax that caused a two day delay, so I am here instead of 1100 plus miles awaytrading ammo with my fave FL Rainers... The kids are very happy that we stayed because of the blizzard."

Did you see that statement???

Read that again. . . . .

IT'S ABOUT COMMITMENT TO SERVICE.  Over the years as an agent and broker, I have learned to have tremendous respect for agents who honor their commitment to their buyer or seller clients. 

SETTING AN EXAMPLE.  An agent is passing on a holiday vacation with her family to honor a commitment to a client. 

As an employing broker, I have found that agents exhibit their level of commitment to serving their buyer or seller clients in one of two ways:

     1.  If an agent has pre-planned vacation time, agents can plan these personal times around the critical contract dates, i.e., contingency removal, inspections, closings, etc.  

OR,

     2.  An agent can plan their personal times without consideration of the critical contract dates in a contract. 

There are many ways of satisfying the needs of a buyer or seller client when they may interfere with the personal plans of an agent. 

Some of the alternatives are:

Dump the necessary tasks on the broker.  After all, the broker has the ultimate responsibility to provide the service for the buyer or seller client.  This alternative is not usually going to set well with the broker OR the buyer or seller client. 

Partner with another agent in the office to "cover for you".   This is the usual solution.  Sadly, most buyer or seller clients are not comfortable with this solution.  After all, they engaged you to get them to closing and having another agent perform critical tasks is always going to cause the buyer or seller client to be disappointed, apprehensive and perhaps even believe that you have little respect for their needs. 

Work with a team of agents with whom the buyer or seller client is familiar.  Simple pre-planning can avoid awkward situation.  If you know you'll be away for critical events, introduce the agent/broker/team that will assist the buyer or seller client early on in the transaction.  It's all about planning.

THE SOLUTIONS ARE NOT WITHOUT COST.  Over the years, I covered for agents in my employ out of necessity to preserve the broker/client relationship and make sure that the buyer or seller client achieved their goal, buying or selling a home.  However, I always charged the agent for stepping into their shoes with a buyer or seller.  Depending on the service - contract presentation, home inspection, termite inspection, closing, etc., my fee to the agent was always 20-25% of the agent's commission.  That may sound high to some, but I know from experience that stepping into another agent's shoes with a buyer or seller who has a relationship with a client is not easy and involves becoming familiar with the contract and the duties expected as well as the time involved in completing the duties involved. 

YOU DON'T HAVE TO BE A SLAVE TO YOUR JOB.  You merely have to plan and when events come about that require your attention and attendance, just do your job.

I've heard this stuff for years.  Balderdash. 

"The low down payment requirement means less skin in the game." 

Low down payments do not mean "less skin in the game".  They mean just what they say, "low down payments".  The VA buyer has a tremendous amount of "skin in the game".  They pre-paid for their benefit by volunteering to serve in the defense of our country and the citizens therein who enjoy the benefits of living in the U.S. of A. 

"The (misguided) perception that the seller must pay for some or all of the buyer's closing costs"

The seller MAY pay some or all of the approved closing costs for the VA buyer.   The "lender fees" must VA Buyerappear on the seller side of the HUD-1.  Beyond that, everything is negotiable.  The regulations say that the Lender Fees may not be charged to the VA buyer.  That said, many lenders manipulate this regulation within the guidelines for what is an approved incentive paid by the seller for the buyer. 

"The (false) belief that VA and FHA appraisers are (a) less generous in their valuations and (b) more restrictive in the remarks about property condition than conventional appraisers."

HA!  If you don't want to risk a low appraisal for a VA loan, learn your business, educate the seller and price the house right.

HOME STYLES IN NORTHERN VIRGINIA. JUST WHAT IS MEANT BY "NEO-TRADITIONAL"?

HOME STYLES IN NORTHERN VIRGINIA.  JUST WHAT IS MEANT BY "NEO-TRADITIONAL"?

Also known as "Neo-Colonial", Village, "Z", all terms that give agents a clue that the community is a "small lot development" and reflect homes that are designed to maximize the footprint of the home on the lot and provide the home owner with more square feet of finished living space for their money than homes in communities with larger lots. 

Land prices in Northern Virginia have driven prices of new construction for many years and spurred the designs that provide more living space and smaller lot sizes.

The home style known today as "Neo-Traditional" is confusing to many home buyers.   Strictly speaking, they are Colonial style homes since they are two story structures.  However, these homes are unique and don't fit the classic description of "Colonial" in Northern Virginia which usually means a two story home with garage attached with the garage entry on the front or side. 

In Northern Virginia, the "Neo-Traditional" style developed as lot sizes were reduced from the average 1/4 - 1/3 acre lots down to 1/6 - 1/8 acre lots.  In fact, the "Neo-Traditional" design is particularly suitable for "Z" lot development.  We see them in communities constructed in the past 15 years but more recently, builders are offering a combination of full size Colonial style homes with attached garages on the side of the house AND the Neo-Traditional style homes in the same community.

EXAMPLES:

  • Prices for conventional Colonial style homes on 1/4 acre lots - $500,000
  • Prices for Neo-Traditional, Village, Neo-Colonial style homes in 1/8 acre lots = $450,000

WHERE IS THE GARAGE?  The garage will be located in the back of the home.   These homes offer good value made possible by reducing the lot size.  Garages are often accessed by an alley-way in the back and will sometimes have a Breeze-Way for covered access to the home. 

BASEMENTS??  For folks from the south, west, southwest areas of the country where basements are not the usual foundation, they are almost a MUST in the Maryland and Northern Virginia areas.  Basements, when finished, offer very good value per square foot, about $30-50 per square foot vs. $150 per square foot for above grade finished space.  When left unfinished, basements offer valuable storage space and remove the utilities, mechanicals, etc. from the living areas.  Of course, when there is any "below grade" construction, there is always a risk of water penetration.  Most homes in this area with basement foundations have sump pumps and/or sophisitcated below slab drainage systems.

While touring new homes in Leesburg about a year ago, I shot this photo of a road improvement project connecting the north and south spans of Battlefield Parkway. 

What a difference a year makes.  This new road reduces my drive from the gym to the landfill by a good 10 minutes and takes me out of traffic.
