Low Median Home Prices are Unrealistically Distorted

FORGET MEDIAN AND GET TO THE REAL NUMBERS OF WHAT HAS SOLD OR IS LISTED.

I am disgusted each and every time I read a government or "expert" advice published median price report for home values, traffic, solds, listings, etc. 

The information is completely useless and misleading to the consumer. 

Richard Rector said what I have thought many, many times.   Listen to the man. 

I have actually had buyers indicate that they would make offers based on median prices for the area.  HA.  That is usually a good 20-30% below market and averages. 

Median prices reflect an exercise in arithmetic, finding the middle of a list.  Market values reflect an aggregation of data and then using the data to develop a value that reflects market activity. 

When was the last time a home sold for the median price for the area??

Median prices are mindless.  Perhaps that's why the government relies on them so much.

EXAMPLE:  Below is the April market report information for Montgomery County, MD.

Average Sold Price: $ 426,182
Median Sold Price: $ 337,975

How many sellers are going to sell for median price???

Via Richard Rector (Realty Executives International):

In a discussion with a very wise colleague, he pointed out that the median pricing reports are not truly identifying values of all properties and is actually distorting valuations.  The reason for this is that one segment of the market (the higher-priced homes) is not really "open for business" due to the lack of jumbo loans.  This means that the median price reports skew to the lower priced houses, which are the majority of most markets right now. 

He described it as a "product-mix change" in the market, rather than an overall drop in values.  In other words, in a market that once had 40% of its sales above $700,000, and now only has 5% of its sales in that price range, the median price drops, but the value of the $700,000 house does not drop at the same rate. 

Many consumers read these reports and have the impression that their house value has dropped a lot more that it really may have.  If someone bought a $2 Million house 3 years ago, and the median prices of homes in the area have dropped 50% in the same time frame, that house is not necessarily worth only $1 Million now.  I contend that its value is much higher because the median pricing reports have an abundance of low-priced homes dragging the median down.

I am curious if you agree with this thinking, and if so, how are you explaining it to buyers and sellers of more expensive properties?

LOUDOUN COUNTY HOME BUYERS HAVE A WIDE SELECTION OF NEW HOME BUILDERS. New homes are selling well.

Loudoun County new homes offer a variety of home styles, lot sizes, floor plans, lot sizes and prices.  Buyers often ask if builders will negotiate.  Most of them will.  However, over the past 3 years, builders have lowered their base prices by as much as 25%.    

The new homes below sold in the month of April 2009.   The homes below are all in the most popular price range, $400,000 to $525,000.  Builders in this price range are selling well and when homes are selling well, builders are less inclined to negotiate price.

NEW HOMES IN LOUDOUN COUNTY ARE NOT ALL ALIKE, IN APPEARANCE OR PRICE.

COMPARING NEW HOME BUILDERS GIVES HOME BUYERS A LOT OF INSIGHT. 

Going through the many model homes, previewing the floor plans and upgrades can be confusing to many new home buyers.  However, there are many ways of judging value.  One thing that I do is select a similar home style with approximately the same square feet, options and upgrades, lot sizes and features.  Once the homes for each builder is designed, a simple price per square foot can be determined. 

The buyers I toured with last weekend who toured about 9 new home builders in Loudoun County needed to focus on value and computing a price per square foot helps them understand that there is a lot more to understanding value than just the base price. 

NEW HOMES IN ASHBURN VIRGINIA EXAMPLE.

Builder #1 - $198 per square foot

Builder #2 - $198 per square foot

Builder #3 - $180 per square foot

Builder #4 - $208 per square foot

Builder #5 - $170 per square foot

Builder #6 - $218 per square foot

It's interesting that the highest price per square foot is a local "niche" builder.  It's difficult for small builders to compete with national well financed companies.  Small builders do not have the purchasing power that a builder of "scale" can offer.

The lowest price per square foot is with a national builder that is offering a home with a lot of square feet and a significantly higher average base price.  The final build-out price for this builder may push it out of our price range. 

Touring new homes is fun.  However, to help buyers come to good decisions, they need to understand value and that includes a lot more than the pretty kitchen. 

Builders aren't offering much in the way of incentives these days because they are selling very well.  That could all change when the "Spring Buying Season" ends and the "Summer Vacation Season" arrives.

STATE and LOCAL TAXES ARE A HUGE PERCENTAGE OF OUR INCOME - WHAT WILL THE FUTURE BRING?

Nannette Saunders offers an interesting post today comparing real estate tax rates for counties in her market area of Lynchburg, Virginia.   

TAXES ARE ON THE WAY UP.  If we can believe the prognostigators in the media, our taxes are likely to increase dramatically in the near future across the board.  Below is a table showing state and local tax revenue as a percentage of income.

The information below represents the latest aggregated information I could find and was compiled in 2006.  It will be very interesting to review the same information in a couple of years.   

Of course, state and local taxes are a percentage of your gross annual income.  The table below does not include federal income taxes.

While scanning new members in Northern Virginia this morning, I noticed the new membership of an old friend, Reggie Marston, Residential Equity Management Home Inspections, serving the D.C. suburban Maryland and Northern Virginia real estate market.  Reggie is certified in Virginia and licensed in Maryland.

Reggie is a Home Inspector extraordinaire who assisted many of my home buyer clients back in the 1990s days when I sold a lot of real estate.

"We all want to enable FHA consumers to access the tax credit funds when they close on their home loans so that the cash can be used as a downpayment. So FHA will permit trusted FHA-approved lenders and HUD-approved nonprofits, as well as state and local governmental entities to "monetize" the tax credit through short-term bridge loans. We think the policy is a real win for everyone, ensuring that borrowers can tap into the numerous organizations that are already part of the FHA network to receive this additional benefit. FHA will be publishing the details shortly".  Realtor.org.

Perhaps we'll learn the meaning of the word "shortly".

    MUST READ! GOLDMAN SACHS TO RESTRUCTURE SUBPRIME LOANS PURSUANT TO LAWSUIT SETTLEMENT IN MASSACHUSETTS.

    GOLDMAN'S "BILLION BUCK BUCKET" just got a little lighter, thanks to the actions of the Attorney General of Massachusetts.  Granted $50,000,000 it will cost Goldman is a drop in that $50,000,000,000 bucket of bucks that Goldman got from TARP.  However, if 700 home owners, some already foreclosed and some who may be able to keep their homes due to a reduction in NEGATIVE EQUITY, then it's at least a start.

    About 700 Massachusetts homeowners will see the principal on their subprime loans slashed and thousands of others will get help refinancing under the terms of settlement between the state attorney general and Goldman Sachs & Co.  More. . . . .

    Massachusetts Attorney General Martha Coakley has focused on damages to home owners caused by sub-prime loans and subsequent loss of equity.  That's good.  Too bad that many home owners have already seen their property go to foreclosure.  Hopefully, some that managed to hold on will benefit by seeing their principal balance move closer to market value for their area.
