Seven Deadly Home Inspection Sins

IT'S NOT JUST A HOME INSPECTION!

It's an inspection of the home your plan to buy.

This post describes the complexity of home inspections, often given short shrift by agents.  Nothing involved in real estate is simple and the home inspection is no different. 

While a home inspection is not a contingency on new homes as it usually is on resales, it is a good "back-stop" for the builder and county inspectors. 

Jay has gone beyond the mechanics of inspecting a home and examined the "theory" of recognizing a good home inspector.

Every industry has its no no's.  Home inspecting as a profession is no different.

Certainly, no list of anything is definitive, but can I suggest seven deadly things a home inspector can do?

  1. MISINTERPRET - Home inspecting is about gathering information.  It is very important that the information one gathers is correctly interpreted.  A leak stain can sometimes come from many different things.  A stain in an upstairs bedroom ceiling might manifest in one spot, but the source can be far away.  Or it might be an exploded soda can!  Tools, like a Thermal Infrared Camera, can reveal colors that may or may not indicate a problem.  A home inspector has to be thoroughly trained in many things and understand many industries in order to properly interpret a finding during an inspection.
  2. MISUNDERSTAND - Closely related to the first sin, things aren't always as they appear.  What you see might not be what you get.  But very important - the client is the process during a home inspection.  It is very important to understand the client's needs and concerns.  And clients aren't always as understanding of what they see or what the inspector says as a home inspector might think, so communication is crucial.  Communication is a two-way avenue.
  3. MISTAKE - Even something as small as a typo on the report can become something big.  Words mean things and so, during the inspection, what is said must be said properly.  That "sump pump" might be an "ejector pump" for the bathroom, and has to be explained for what it is.  If the amperage is not stated clearly on the panel box or main breaker, be sure what is said to be the amperage is correct.  Which leads to the next sin:
  4. MISSTATE - one very important aspect of a home inspection is what happens after wards.  The report is probably one third of the home inspection (after construction knowledge and client education).  It has to be right.  It has to be understandable.  It has to accurately describe what it is trying to convey.  Be sure that when something is an inspector's opinion, it is expressed as such and/or reported the same.  Like it says above, words mean things, so the proper words and proper wording is essential.  And we inspectors put down our reports electronically and on paper for all to see and for all time.  It has to be right.
  5. MISQUOTE - Again referring to the report, if an inspector is going to quote a code, or a phrase from a manual and cite the reference, it has to be correct.  References to websites or other URLs have to be exact!  Some builders are getting finicky and are requiring a code reference to be included in the report when something on their house is cited by an outside inspector.  I notice they don't require that of the County Inspector, but that is just me.
  6. MISREPRESENT - An inspector needs to truthfully state who he is, what his certifications are, his licensing agencies or organizations.  If not, that is something that will bite quickly and hard.  His appearance and professionalism should also represent who he is, reflect well on his industry and even the Realtor who referred him!  An inspector wants to be referred to others and be called on again and again.  We are all missionaries for something and certainly professionalism should be one of those things we convey!
  7. MISS - Nobody is 100%.  No where and no how.  But, unfortunately, a home inspector is expected to be!  Don't miss anything!  Anything!  Sometimes a little thing can blow up to become a bigger-than-it-needs-to-be thing.  There is always somebody looking to blame others for whatever happens later and a home inspector has a big target on the back of his logo-festooned shirt!  Most people are in their house for a long time.  So don't miss anything!  This is a very hard sin not to commit however...

My recommendation:  While this might not be THE definitive list of seven home inspector sins, it sure is a good start!  These lists could go on for a while.  After all, this list just describes the M's!!  If any of these seven sins is a problem for you, may I suggest sincere repentance and a change of heart or mind.  Seek out an industry professional in the know and learn how corrections can be made!  And let's be careful out there!

WHERE WERE YOU DURING THE BLACK OUT DADDY?  Those words are reminiscent of a child's question to a parent for several decades following World War II when (mostly) fathers were sent off to war to fight for the security and freedom enjoyed by citizens of the United States of America.  The question asked of our fathers was "Where were you during the war, Daddy?"  Our country has been secure from foreign invasion due to our location and military strength for all these years.  However, times have changed and the invasion of a foreign army or even rockets raining down upon us is not necessarily the only danger we face today.  Think about the recent black outs and ask yourself, "How much real estate will we be selling if the "grid" goes down?"  Not only will our office or home supply of power be out, the MLS itself would be out.  Are we devoting the resources to protection of the electrical grid needed to protect our national security? 

How often do we in the real estate industry think about the national power grid or the Internet in terms of national security?

HAS OUR FIRST LINE OF DEFENCE BECOME THE PROTECTION OF THE ELECTRICAL GRID??   

Ruthmarie Hicks poignantly describes her quest for bandwidth and battery power during the recent week long black out in areas of the U.S. Northeast.  Ruthmarie wasn't alone in her frustration to get online, to communicate, to work, to simply get through the days without the necessary energy to power our homes and businesses.  Fact is, when there is a massive black out such as that experienced in the most recent shows, rains, winds, it is often a reflection of our neglect and procrastination in upgrading and securitizing the American Electrical Grid.

IS THERE A PHONE IN YOUR EAR?  Gone is the simple life when we could function at work or at home with our appliances or at work with each other.  The lowly telephone was our life-line in past decades.  Today the ubiquitous telephone is almost an extension of ourselves.  Our laptop often means that our business office follows us wherever we go.

ON VACATION?  Is it really a vacation when we have a battary powered laptop providing an office that follows us whereever we can get a signal??

BACK UPS FOR YOUR BACK UPS.  In anticipation of the loss of power on some future date, I have a back-up battery on my sump pump.  I have a supply of wood to burn in the fireplace for warmth.  I keep the gas tank in my vehicle over half full.  I have a supply of food that doesn't require cooking.  I have a shelf full of bottled water.  No electricity, no well pump and no water.  If I believed for a minute that a back up generator would be reliable and easy to operate, I'd have one in my back yard.  I don't have a back up generator because my fear is that it would turn out to be just one more "convenience" that would need a back up, or a service call on my cell from my automobile, as long as the gasoline holds out. 

DSL falls to a broken tree branch.  That was my recent experience when my DSL was out for 3 weeks.  Verizon doesn't communicate well when you report an outage.  It's all done by "select line 2 if" for this or that, when none of the selections relate to your particular trouble.  By the time the repairman got to my house, he reported that the trouble was caused by a tree branch that fell on a power line outside the Verizon building.   I didn't get any comfort knowing that I lost connectivity for 3 weeks because "a tree branch fell".  All that did was emphasis our volunerability to unexpected minor events that cause catestrophic living conditions for thousands or hundreds of thousands or millions of citizens in affected areas.  Fact is, our convenience, our businesses and our security (forget comfort) is at risk each and every day.  Just because you don't see a volunerability, doesn't mean it's not there.   

HOW DO WE INSURE OUR FUTURE CONNECTIVITY?  It appears to me that we need a lot more than just firewood for warmth in the absence of central head.  We need more than just cold edible food or charcoal when our kitchen range isn't working.  Upgrading the capacity, reliability AND SECURITY of the national electrical grid is a matter of our national security.  SEE: . Electric power is essential to modern society. Economic prosperity, national security, and public health and safety cannot be achieved without it. Communities that lack electric power, even for short periods, have trouble meeting basic needs for food, shelter, water, law, and order. . .  MORE.

REAL ESTATE AGENTS MAY BE MORE INFORMED ABOUT "THE GRID".  THAN THE AVERAGE CITIZEN.   The Dulles Area Association of Realtors (DAAR) recently held a seminar in Leesburg, Virginia to educate area Realtor members about the condition of upgrades to the grid in Loudoun County.  Our provider is Dominion Electric, a very consumer friendly utility.  The Dominion representatives provided us with maps and information to help us answer the inevitable consumer questions about electric power lines and their proximity to communities where we list and sell homes.

Home buyers in Virginia and Maryland love the Ranch style home, often called the Rambler.  Folks out west often refer to the single story home as a Ranch or Rancher.  Folks in the East refer to that home style as a Rambler.  Call it what you wish, we know what you mean.  

RAMBLERS ARE HARD TO FIND.  However, the Ranch or Ramblers is popular with home buyers seeking one level living.  Ramblers are most likely to be found in large numbers in older communities.  As land costs skyrocketed in the 1980s and 1990s, the popularity of Ramblers as a popular style for home builders diminished.  The cost of construction for a Rambler is more per square foot of finished living area than two story home styles due to the higher area of foundation and roof, two high cost features of a structure.

WHERE DID ALL THE TREES GO?? Clear-cutting, farming, tree preservation and creepy-crawly things.

WHERE DID ALL THE TREES GO?  It's not always as simple as it would appear. J. Philip Faranda writes descriptively about home sites that have been cleared of trees. 

This, wooded lots, has been the subject of many hours of thought for me since, many home buyers who contact me about homes for sale have, as their #1 criteria, a wooded lot.

Sound easy??  Finding a wooded lot may depend on matters other than the builder clear-cutting, such as:

PRICE RANGE.  Wooded lots have a premium when the home buyers is looking at new construction.  If the buyer is limiting their search to only wooded lots, they may be adding $5,000 to $50,000 to the price of a lot for that "WOODED LOT" feature. 

WHO CUT ALL THE TREES is often a matter of former use.  With the exception of close-in communities, many new home communities are constructed on former farm land.  It isn't always the developer or builder that clear-cut the land.  It was often the farmer that owned the land 100 years ago.  Of course, it's rare for a farmer to sell his land.  It's usually the heirs who sell to developers and that's often not even by choice, but to pay the inheritance tax.  They'd prefer to keep the land in the family but don't have cash to pay the government when the farmer left the land to the family. 

TREE PRESERVATION ACT:  Many states do not permit clear-cutting.  Maryland has a very environment friendly "Tree Preservation Act" which limits the percentage of a tract of land under development that can be cleared.  Even if the developer is permitted to for building sites, reforestation is often required to bring the community up to a percentage of "wooded" acreage.

MATURE COMMUNITIES OFFER "MATURE TREES".  How important are those trees to the home buyer?  Home buyers who stated that they want new construction or a "not more than 5 years old" home are often impressed by the older communities with a mature growth of trees on the lots.  Plant saplings on lots and in a mere 20 years or so and you'll have a community with lovely mature trees. 

WHAT ABOUT THE CREEPY CRAWLERS?  Often folks who have concerns about insects and animals in close proximity to their home will prefer the communities or lots with no wooded areas or trees on the lot.  I've sold homes to several buyers who grew up in areas of the world where there are few trees and those were often palms.  They are not impressed with the wooded lots or mature trees on their home sites.  One buyer commented that she didn't like a particular (wooded) lot because she was concerned about "creepy-crawlers" getting in her home.

ON-SITE SEWAGE DISPOSAL SYSTEMS (SEPTIC) are far less expensive to install on lots with at least a half acre of contiguous clear land located reasonable close to the house.  In areas with no public sewage disposal, heavily wooded lots will cause a steep increase in the cost of a drain field for on-site disposal systems. 

Wooded lots are attractive and popular.                       New construction is often on former farm land.

NOW, WHAT DO YOU SAY TO THE PROSPECTIVE HOME BUYERS WHO ASKS FOR:

  • A wooded lot.
  • Public water and sewer.
  • Privacy.
  • At least 3 acres.
  • A place for horses.
  • Close to shopping.

and so on, and so on, and so on.
