I hope more of those 200K to 400K homes come at you more Lenn; looks like they are great performers and move well. Do you see many people moving up with the existing home buyer  tax credit?

Hi Lenn, There quite a number of homes listed where the Seller's gave a substantial credit. Is that really common back East? At the same time, I noticed that one that had been on the market a very long did not have anything showing in the subsidy category. Any correlation?

Even though it took almost a year to get full list price on a 1.5 million dollar home is pretty good.  Pretty large concessions they have made in some cases.

Tom.  There are few "move up" buyers in our area because they can't sell what they have.

William.  The "subsidy" field is not a reliable number because some agents never enter it.  For some reason, they don't want to disclose subsidy.

Larry.  It's not unusual in our area because closing is pretty expensive compared to other parts of the U.S.

David.  It was a REO.
