Good morning Lenn. What do you estimate for a trunaround time for grant approval? Will buyers need to use the qualifying loan officer organization for the purchase loan? Is there a minimum credit score? Thanks for the posting!

Great program Lenn.  I hope many buyers are able to take advantage of it this year!

Lenn: Good idea, and great timing.  Sounds like you've done this before, and with great success.  I'm sure you'll have the same results this year.

This sounds like a great program Lenn. Can it be used if you are getting the 1st time buyer tax credit as well?

Bill.  Yep.

Chris.  Indeed.  We closed several of these loans last year.

Paddy.  So do I.  So do I.

Good program when paired with the tax credit. May be the push some sitting on the fence need to act. Good luck.

Lenn so few people understand that Grant is another way of saying free, with the usual conditions meaning you have to live in the house for a specified number of years, which is usually no more than 5 years. Free money just for living in a house that they already want to buy. How great is that.

Gary.  Indeed, combined with the tax credit, buyers need to get off the fende to qualify for both.

Ed.  It is great especially when most of the DPI and Closing Cost assistance programs in MD are out of funds or require the purchase of foreclosures.  This is very timely.

Lenn - This is interesting. To the best of my knowledge, we don't have anything like this in Tennessee.

Hi Lenn!  Whose brain child is this?  Yours?  This is a wonderful idea and I'm wondering if partnering with lenders to offer this isn't something that we all should consider--especially after the tax credit incentive is no longer available.  Great idea and how could buyers pass on FREE money?!

Larry.  "Get outta here and get me some money now", home buyer.

Debe.  Lenders who help me find money for our buyers are tops on my list.

Jim.  So do agents.

Katerina.  I have to work hard to overcome the government's efforts to kill opportunities for our buyers.

That is terrific Lenn. That is quite a bit of assistance for a home purchase!

This is a hell of a good idea. I should replicate it up here somehow. Even with our high cost of property something like this would make a difference.
