WATERFORD NEW HOMES ARE BEAUTIFUL, EVEN BEFORE THEY ARE FINISHED.
IS THIS A NEW HOME READY FOR DRYWALL? OR, IS IT A WORK OF ART? PERHAPS IT'S BOTH.
We had a pre-drywall walkthrough inspection in a home in Waterford Virginia yesterday. Only one item to be addressed, no two. The first one is easy. The buyers want the kitchen vegetable sink at the far end of the island from the cooktop range. It's a Feng Shui matter and it's not open to debate. The other item is a demand of the Buyer's aGent, that would be me. I'm insisting that the builder install a battery back-up for the sump pump. I don't want to add it to the options yet. I want to wait until the house has electricity and see if there is water. Then we can ask the builder to install this safety feature at the builder's expense.
I am of the opinion, from experience, that when you live in a house with a partially inground basement that has a sump pump, a battary back-up is a must. In fact, following our storm of last Wednesday, that community was without electricity for 3 days. Further, I'm familiar with the water patterns, in that area and this home site is not high. Without electricity for a day or two. . . . ?
Even in the unfinished state, this home is quite beautiful. Angles add interest but the beauty in the construction phase is often the symetry of the designs.
It's all in what you see. The Framing of the interior of a home under construction are a work of art.

Quite a beautiful home in the works. Love the dual stairways, but I wouldn't want to deal with the overhead of a large home again. Small footprints for me.

Bill. This one is already sold. It will close in August.
Susie. Smart move. The large home is an expense. Problem around here is that the cost of land is so high, you can't get a true "luxury" home with less than 3,000 square feet.
This area of Western Loudoun County is zoned 3 acres or more and the lots alone cost about $200,000-300,000. You can't put a 1,500 square foot house on a lot that expensive.

Us too. That's why we love working with new construction. It's also amazing to watch each of the subcontractors do their thing. So many amazingly talented folks are required to build homes. Are the double staircases common there? We don't see that much here, but it sure is nice looking.
Lenn, this is a beautiful home, I love the staircase. You're clients are fortunate to have you there to consider the big picture on their behalf during construction.
Lenn... I like the site line when entering the house. How many sq. ft is this house? It looks big.... and in regards to the battery back up for the pump? Yes, especially if the property isn't elevated to much. Overall, looks like a great home... and I will be talking to you by Tuesday, in regards to what we discussed.
